Introducing DocuVerify: Automated Document Integrity Checks for Toronto Rentals

We built DocuVerify to give Toronto leasing agents a faster, more consistent way to review tenant document packages — without replacing human judgment.

Tenant verification in Toronto is broken. Not because the people doing it are careless — most leasing agents we've talked to care deeply about getting placements right. It's broken because the process hasn't kept up with the volume, the competition, or the sophistication of the problem.

We built DocuVerify to fix that.

What the problem actually looks like

A leasing agent handling a competitive listing in 2025 might receive 30–50 applications in 72 hours. Each one ideally comes with pay stubs, an employment letter, bank statements, ID, and a rental reference. That's hundreds of documents — and somewhere in that stack, there's almost certainly at least one that doesn't tell the full truth.

Catching it manually requires time most agents don't have, expertise that takes years to develop, and tools — like PDF metadata readers — that most people have never heard of. So the inconsistency slips through, and a landlord ends up with a tenant who can't actually pay the rent.

How DocuVerify works

The workflow is simple by design:

  1. The agent creates an application. They specify the address, the documents they want, and which verification checks to run.
  2. A secure upload link goes to the tenant. The tenant submits their document package through a guided, mobile-friendly intake flow. No account required, no app to install.
  3. DocuVerify runs its integrity checks. Structural analysis of each PDF. Cross-document consistency signals (name matching, income correlation, employer verification). Visual signals across image-based documents. Behavioral patterns in how and when files were submitted.
  4. The agent receives a summary. A clean, human-readable report with flagged signals, confidence levels, and the supporting evidence — ready to share with the property owner.

The whole process takes minutes on the tenant's end and produces a structured summary the agent can act on immediately. No more chasing documents over WhatsApp. No more manual cross-referencing. No more guessing.

What we check — and how we talk about it

DocuVerify runs checks across five dimensions:

  • PDF structure signals — creation metadata, authoring software, document history
  • Visual signals — font consistency, alignment, formatting patterns across pages
  • Content signals — extracted facts cross-referenced against stated information
  • Cross-document consistency — name, employer, income, and timeline alignment across the full package
  • Behavioral signals — submission timing, file patterns, upload velocity

We present findings as signals, not verdicts. DocuVerify doesn't tell you whether to approve or decline an applicant — that's a human decision that involves context, risk tolerance, and judgment that no automated system can fully replicate. What we do is surface the anomalies that a manual review might miss and give agents the information they need to make a better-informed decision.

Privacy, by design

Tenants share sensitive personal and financial information through DocuVerify. We treat that seriously. Documents are encrypted at rest and in transit, stored only as long as necessary, and never shared beyond the agent who requested them. The tenant controls what they upload. The agent controls what they share with the property owner. And nothing leaves the system without appropriate consent.

We store data in AWS ca-central-1 (Montreal), keeping everything within Canadian jurisdiction. We don't train models on tenant data. We don't sell or share data with third parties.
